Management
- Advertise and Show Property
- Screen Tenants (proof of employment/income, background/credit checks, references/previous landlords)
- Prepare Ontarion Standard Form of Lease
- Collect first and last month's rent in certified funds
- Coordinate proof in insurance/utilities
- Record and remit monthly rent via direct deposit
- Provide yearly income/expense statement
- Provide tenants with 24 hr emergency contact and general inquiry contact info
- Visually inspect property semi-annually and provide written report to owner
- Change furnace filter semi-annually, turn off exterior hose bibs for winter
- Obtain quotes and negotiate pricing for any sub-contracting
- Coordinate all maintenance, repairs and renovations
- Oversee all work performed & payment of invoices
- Prepare and send legal notice (N4, N11, N12, etc…) as per LBT requirements in a timely fashion
- Tenant move in/out inspections
- Provide tenant grievance resolution
- Coordinate snow removal and lawn care services upon request

One time set up fee of $100; includes tenant credit checks and set up costs. All fees subject to HST.
